In a market with thousands of active listings, the difference between a house that sells in weeks and one that sits published for months is almost never luck: it is the price, the presentation and how fast you answer. These tips condense what works best among the most successful listings on CubanPortal.
1. Set a realistic price from the start
The most common mistake is publishing with a "room to negotiate" price far above the market. Buyers compare: if your house costs noticeably more than similar ones in the same neighborhood, they will not even contact you.
Look up comparable listings in your area (same municipality, type of home and construction state) and position yourself in a competitive range. A well-priced house generates contacts in the first week — which also gives you leverage to negotiate with several interested buyers.
2. Invest one hour in the photos

Be honest about the flaws: hiding a leak only wastes everyone’s time when the buyer visits the house. Honesty builds trust, and trust sells.
4. Pin the location properly

8. Prepare every visit as if it were the only one
On the day of the visit: house clean and tidy, windows open and good lighting. If possible, make sure there is water in the tank and electricity; nothing discourages more than not being able to check the basics.
Have the information they will ask about at hand: papers, water schedule, usual expenses, what stays and what goes with the move. Whoever shows the house must know those answers; doubts and "I don't know"s create distrust.
9. Be flexible in the negotiation and consider a permuta
Defining your real minimum price in advance lets you negotiate calmly and avoid losing serious buyers over small differences. Rigidity drags the sale out; reasonable flexibility closes it.
