Pinar del Río
The property market in Pinar del Río: Viñales, the city and Vuelta Abajo
The westernmost province: a tourist valley with rental demand of its own, a quiet capital and some of the lowest prices in the country.
Pinar del Río is an agricultural, tobacco-growing province with an unhurried pace, and its property market is much the same: few transactions, low prices, and demand that depends far more on local families and the diaspora than on outside buyers.
The big exception is Viñales. The valley, listed as a World Heritage cultural landscape, lives on tourism, and a good share of its houses work, or have worked, as guesthouses. That pushes prices in the village well above the rest of the province and makes rental capacity the main selling point. Because it is a protected landscape, extensions and new building are subject to stricter rules.
The city of Pinar del Río has a centre of one- and two-storey houses with porches and columns, and later neighbourhoods around it. It is a modest urban market where a budget goes a long way and where everyday life does not depend on tourism.
The rest of the province — San Juan y Martínez, Consolación del Sur, Sandino, La Palma — is a rural, small-town market. The province has taken strong hurricanes in recent years, so the state of the roofs and of any later repairs is the first question to ask.
